How will RentJiffy access my property?

We can access your property via a few different methods which are described below. You will actually choose this when you complete the Inspection Agreement link found in your Inspection Date Notification email.

We recommend choosing the method that is most seamless and reliable for your property, as quick access is critical on inspection day.

Access Options

Lockbox — You'll be asked to provide the lockbox location and code in your Inspection Agreement. Please make sure the lockbox is accessible and functioning on inspection day.

Electronic Lock or Virtual Key — You'll be asked to provide the access code or instructions for operating your electronic lock in your Inspection Agreement. Please make sure the lock is functioning properly on inspection day.

Keys at the Front Desk — A copy of your keys can be left with the building's front desk for our inspection coordinator to collect on inspection day. Please confirm that the front desk will be staffed and available between 9 AM and 4 PM. If your property is tenant-occupied, we recommend that the tenant make this request directly with the front desk, as many buildings will not release keys to us on behalf of an owner, which can result in a failed inspection.

Keys Will Be Provided to Us — You can mail or drop off a copy of your keys to our office ahead of your inspection. Details will be collected in your Inspection Agreement.

Someone Will Be at the Property — A person must be present and ready to provide immediate access during the 9 AM to 4 PM inspection window. Please ensure they are aware of the 5 to 7 minute window and are prepared to let the inspection coordinator in without delay. When selecting this method, you'll be asked to provide the name and telephone number of the person who will be present. On inspection day, once we have heard from the DC inspector, we will call them with an estimated arrival time approximately 2 hours in advance.

Note: If you have a condo or co-op, you will be given the choice to select different access options for entering the building and accessing the unit separately.

Why Quick Access Matters

On any given inspection day, our coordinator may be moving between multiple properties, often accompanying the same DC inspector from one property to the next. This means there is little to no buffer time between appointments. DC inspectors will generally wait no more than 5 to 7 minutes. Help us, help you — the smoother the access, the smoother your inspection.

Important: Failed Access

If our inspection coordinator is unable to access your property on inspection day, unfortunately the inspection will be recorded as a failure and a new inspection will need to be ordered. To help avoid this, all clients are asked to provide an emergency contact when completing their Inspection Agreement. This contact should be someone who can act quickly if there is an access problem on inspection day. The more reachable your emergency contact is, the better protected your inspection slot is.
