This article is for property owners who have hired us to schedule and conduct inspections on their behalf.
Quick Answer: No, we communicate directly with you as the account owner. We'll notify you of the inspection date, and you'll need to coordinate with your tenant and/or property manager.
What We Do
When your inspection is scheduled, we'll send you an email notification with the confirmed inspection date and time. All communication regarding the inspection will be sent directly to you as the account owner on file.
What You Need to Do
Once you receive the inspection date notification, you'll need to:
- Notify your tenant and/or property manager of the scheduled inspection date and time. You can forward our inspection notification email to your property manager, who can then handle tenant notification and the following items on your behalf.
- Coordinate access to the property by arranging one of the following:
- Having someone present to let the inspector in
- Providing keys or arranging key pickup
- Sharing lockbox location and code
- Providing electronic/smart lock access codes
- Collect tenant consent forms from your tenants
- Follow up as needed with your tenant or property manager to confirm arrangements
- Complete the Home Owner's Inspection Agreement where you will:
- Agree to the inspection terms
- Submit your chosen access method
- Upload tenant consent forms
- Review important information regarding the inspection
Note: Items 2, 3, and 5 can be handled by your property manager as long as you forward them the inspection date notification email.
Why We Follow This Process
We maintain direct communication exclusively with the account owner through the registered account email for several important reasons:
- We are not property managers and legally cannot communicate directly with your tenants or request access to their home
- It ensures clear accountability and a single point of contact
- It protects your privacy and maintains proper authorization chains
- It allows you to maintain control over your property and who has access to inspection information
- It ensures you're fully informed about all aspects of your inspection
