Can I create an LLC to use for my license if the property is owned by me personally?

The answer to this is no. The reason is because the licensee (applicant) name must match the property owner name that is listed on the property’s deed.

If you would like to create an LLC to use for the license, you will need to transfer ownership of the property to the LLC by filing a deed with the Recorder of Deeds office.

NOTE: Transferring property ownership to another person or entity is usually expensive, and it could have unexpected consequences for some people. We suggest that if you are considering this option, please take the time to speak with D.C. landlord-tenant attorney to discuss the legal implications, and a D.C. title attorney to discuss the process and cost of filing a deed to change the ownership to an LLC or other entity.
