If you're an existing customer—or just getting started with RentJiffy—and already have a Basic Business License (BBL) for one rental property, you might be wondering whether you can add a second property to that same license.
The short answer: No.
In Washington, D.C., licenses are issued per property and are tied to both the physical address and the tax identification number (commonly referred to as the Square and Lot, which appears on your property deed). As a result, each property requires its own separate license.
While many people focus on the license itself, it's important to remember that the licensing process involves multiple steps across several D.C. government agencies. In addition to a separate Basic Business License for each property, you’ll also need:
- A property inspection
- A unique business tax registration (FR-500) for each rental property address
- A Rent Control (RAD) registration specific to each property
- For multi-unit properties, a Certificate of Occupancy issued for that specific building
So, even if all your properties are under the same ownership, the D.C. Government treats each one as a separate legal entity when it comes to licensing and compliance.
