A failing inspection finding isn't always the final word. If you believe a finding is incorrect or was improperly cited, you have the right to request an appeal.
Please note: Appeals must always be handled directly by the property owner. While we are unable to submit or manage an appeal on your behalf, we are happy to help you understand the process.
Before you appeal — a helpful reminder
DC follows the International Residential Code (IRC), the International Property Maintenance Code (IPMC), and a number of trade-specific codes covering areas like electrical, plumbing, and mechanical systems. It's also worth knowing that these codes are updated periodically — and when they change, properties are not always grandfathered under the old version. Something that passed inspection years ago may not pass today. If a finding caught you off guard, a code update may be the reason.
Step 1: Submit your appeal request
Email the DC Department of Buildings (DOB) at dob@dc.gov with the subject line: "Inspection Appeal Request – [Your Property Address]"
Include the following in your email:
- Your property address
- The type of inspection (Certificate of Occupancy or Basic Business License)
- Your CAP number, if applicable (Basic Business License inspections only — found on your failing inspection report)
Step 2: Wait for a determination
Appeals are reviewed by a DOB supervisor or senior inspector. While some responses come within a few business days, determinations can take up to 2 to 3 weeks. RentJiffy has no visibility into or control over DOB's internal review timeline.
If you have not received a response after a few business days, follow up directly with DOB at dob@dc.gov. In your follow-up, reference your original email date and property address.
Possible Outcomes
If the finding is removed: Get the decision in writing. The written confirmation should specifically reference the item being removed — a general response is not sufficient. If RentJiffy is handling your re-inspection, forward that written confirmation to us at support@rentjiffy.com so we can update your file and move your application forward.
If your appeal results in a passing inspection: Request a formal passing inspection report from DOB. Once you have it, send a copy to us at support@rentjiffy.com so we can update your file and move your application forward.
If your appeal is denied: The original finding stands and the cited item will need to be corrected before your re-inspection can be scheduled.
