RentJiffy makes it easy to complete your DC Rent Registry filing. This guide walks you through the entire process, from creating your account to submitting your filing.
Service Overview and Cost
RentJiffy handles your complete Rent Registry filing for $99 per property. As a bonus, we'll also update your Basic Business License at no additional cost if any information you provide (such as owner's address or registered agent details) differs from what's currently on file. This ensures your Rent Registry filing matches your license record and can be accepted by the city.
Getting Started
To begin your Rent Registry filing, visit our dedicated portal at rj3.rentjiffy.com.
Important: We recommend using a computer or tablet when filling out the form, as the site can be difficult to navigate on a phone.
Account Setup Instructions
For New Users
If this is your first time using our Rent Registry portal, simply create a new account when you arrive at rj3.rentjiffy.com.
For Existing RentJiffy Clients
Our Rent Registry portal operates on a new system, so your existing RentJiffy login details will not work by default. Your license files will not appear here yet, as we haven't begun migrating license accounts to this new system—they'll appear in the coming months.
To access the portal:
- Go to rj3.rentjiffy.com
- It's likely you may already have an account in the system as we are actively migrating customer data so Click "Forgot Password" on the login page
Follow the prompts to set up a password and activate your account using your existing email address on file
If you are not sent a Reset Password email, then that means we have not yet begun migrating your file over to the new system in which case you can setup a new account. Please make sure to use the same email address as your existing RentJiffy account so you do not have two accounts once we migrate your data over.
For Registered Agent Clients
If you're a Registered Agent client who has already activated your account in this new portal, use the login you created during that activation.
Submitting Your Filing
Once logged into the portal:
- Click the "+ RAD Filing" button located in the bottom right-hand corner of the screen
- Complete the form with your property information
- Submit your filing request
Information You'll Need
To ensure a quick and smooth application process, have the following information ready before you begin:
Tenant Information (If Property is Occupied)
- Full legal names of all tenants
- Whether any tenant is 62 years of age or older
- Whether any tenant is disabled
Rent History
- Current rent amount being charged
- Effective date of the current rent amount
- Prior year's rent amount and its effective date (if the property was previously rented)
Property Management Details (If Applicable)
- Legal company name of the property management firm
- Tradename or DBA (if different from legal name)
- Business entity type (LLC, Corporation, etc.)
- Name of your assigned property manager (if applicable)
- Complete firm address
- Firm telephone number
- Firm email address
- Direct phone and email for your assigned property manager (if applicable)
After Submission
Once you've submitted your filing request through the portal, RentJiffy will handle the actual filing with DC on your behalf. You can log back into the portal at any time to check your filing status.
