How do I cancel my Resident Agent service with RentJiffy?

Before we can cancel your registered agent service ...

We must be able to verify that you have taken the necessary steps to remove RentJiffy as your registered agent of record.

 

If you own the property in your name or in the name of a personal trust, and you will no longer be renting the property, then you must show that you have canceled the license. Alternatively, if you will continue renting the property but wish to change the agent, then you must change the agent of record for your license and RAD registration. 

 

If you own the property as a business entity, and you will no longer be renting the property and the business entity has ceased operations, then you must dissolve the company. Alternatively, if the business entity will not be ceasing operations but instead will be changing the agent of record, you must show proof that you have changed the agent for the business entity as well as the agent on the license and RAD registration.

 

If you have several properties (more than 2) that fall under the same account, it gets a bit stickier. Let’s say you have 4 properties and you sell 2 of them. In this case, you would need to show proof that you canceled the licenses for the 2 that were sold. For the 2 that were not sold, you would need to show proof that you submitted the forms to change the agents. Hold on, you’re almost finished. Your last step is to show proof that the agent has, in fact, been changed for all associated licenses and RAD Registrations or canceled licenses.

The following are instructions for either canceling your license or changing to another registered agent.

 

Canceling  a license (You've sold the property or will no longer be renting)

If you are no longer renting and wish to cancel your business license, please read our article “How to Cancel a D.C Rental Property License” which includes the complete instructions for canceling your license.

 

Currently, D.C. takes 3-5 business days from receipt of the cancellation request to cancellation of the license, at which time they will email you an official cancellation letter on government letterhead. Please forward this official cancellation notice to us, so we can then close your account. 

Note: We must have the official government letter to close your account.

     

Dissolving your business entity [not for sole proprietors or personal trust]:

If your property is owned by a business entity that will no longer be renting and operating, then you should file Articles of Dissolution with the DC Department of Licensing and Consumer Protection, Corporations Division, to close your company.

Changing to another registered agent

Let’s say you are still renting a property, but you want to change the name of RentJiffy’s resident agent to another agent’s name on your business license and rent control (or exemption) filing. You can do this in four steps:

 

  1. Contact the DC Department of Licensing and Consumer Protection, Business Licensing Division (DLCP), to update your basic business license with a new registered/resident agent. DLCP will issue a new copy of your license reflecting the change of the registered agent. Note: D.C. may charge a license update fee.

  1. Contact the DC Department of Housing and Community Development, Rental Accommodations Division, to file a Housing Provider’s Amended Registration Form (form 2) that shows the change to a new registered agent. (You might be asked to file a copy of your updated license with the document.)

  1. If you need to change the agent name on your business entity registration, contact the DC Department of Licensing and Consumer Protection, Corporation Division, to file a Statement of Change of Registered Office or Registered Agent form (form RA-3). Keep in mind that this must be done before you can update your license.

When you have completed these three steps, please email us copies of the newly issued license, the department-stamped Amended Housing Provider’s Amended Registration Form, and (if applicable) the department-stamped RA-3 Statement of Change of Registered Office or Registered Agent form. All of these documents will allow us to verify the change. We can then cancel the registered agent service immediately.  

 

Important note: Whether you cancel or change the Registered Agent, we must receive copies of the confirmation of either the license cancellation or the change of registered agent, on BOTH the basic business license and RAD registrations, by the renewal date of your registered agent service. If proof of confirmation is received after your renewal date, you will be responsible for the following year's fee.
